Tailwater Lodge

Operation Oswego County

Tailwater Lodge is an 88-room, 66,000-square-foot hotel, corporate retreat and fishing resort set on 35 acres with 1,700 feet of riverfront access along the Salmon River in the Town of Albion in Oswego County.

Project need:
The closure of an elementary school in the APW school district left a vacant building on a prime piece of real estate. The building needed a new owner with insight into what it could become.

Project Solution:
The Woodbine Group, with a history of repurposing buildings, found the closed school and saw its potential. Located in an area of Oswego County known for outdoor sports – fishing, hunting and snowmobiling – it was the perfect spot for a luxury resort. In addition to the 42 guest rooms, the renovations included a grand new entrance, preservation of the wood gymnasium floor in the bar/restaurant and a tackle shop in the lobby. The $4.5 million project, completed in 2014, created 30 full-time and 24 part-time jobs. Assistance was provided by the County of Oswego IDA and Pathfinder Bank.In 2016, a 10,000-square-foot expansion was completed to house a full-service banquet/catering facility and tasting room. The $2 million project created 25 additional jobs. Assistance was provided by Empire State Development/CNY REDC, Pathfinder Bank and the County of Oswego IDA.In 2019, a 24,000-square-foot, 3-story expansion with 46 additional guest rooms, a spa, pool and exercise room was completed. The $2.5 million project created 35 new jobs. Assistance was provided by Pathfinder Bank and the County of Oswego IDA.Tailwater Lodge is part of the Hilton Tapestry Collection.
