Kozy Shack is a family-owned business that had been producing dairy products (puddings) since 1967 and had grown into a major manufacturer with international distribution. When the company approached the IDA for assistance it had its headquarters as well as a warehouse and manufacturing plant in Hicksville, Nassau County. The company also had manufacturing facilities in California and Ireland. The Company was looking to expand its manufacturing operations in Nassau County through expansion of its current warehouse building by 10,000 square feet and the purchase of neighboring property and construction of a new building of 30,000 square feet. The project would retain 228 jobs and create an additional 58 jobs.

Project Need(s)
Kozy Shack sought financial assistance in the form of a straight lease with sales tax exemptions and a beneficial PILOT from the Nassau County IDA. Because of the high real estate taxes in Nassau County, without this financial assistance, the Company would have moved its manufacturing operations out of Nassau County and the County would have lost the existing 228 jobs, the additional 58 jobs, and the nearly 13 million dollar capital investment.

Project Solution
With the assistance of the Nassau County Empire Zone and the IDA financial assistance the company was able to successfully complete its expansion and has a total of 339 employees in Nassau now.
