7 World Trade Center - New York City Office Building

Silverstein Properties sought to set standards in safety and green design for the rebuilt 7 World Trade Center. 7 World Trade Center takes advantage of many green technologies to become the first LEED Gold office tower in New York City. Silverstein Properties worked with the New York State Energy Research and Development Authority's (NYSERDA) New Construction Program.

New Era Cap Company

In August of 2005, New Era Cap Company began a search for a new corporate headquarters and considered an expansion of its current manufacturing plant, which had reached capacity. New Era's headquarters and manufacturing operations were located in Evans, a rural suburb of Buffalo, NY; and they also managed sales and manufacturing operations internationally. In the U.S., New Era needed to expand both manufacturing and its headquarters while creating a high-profile location to host customers from around the world

Ashley Furniture Warehouse / Distribution Center

Wellsville Carpet Town, d/b/a Ashley Furniture was looking to locate its Warehouse/Distribution Center for Western New York and Northern Pennsylvania somewhere in the region and was seriously considering renovating a site in PA to facilitate an upcoming store expansion.

Yahoo! Northeast Regional Datacenter

In the fall of 2008, internet giant Yahoo! began investigating sites for new Northeast regional datacenter. Yahoo!'s internal site selection team was charged with identifying a site to meet a lengthy list of stringent criteria. Given the extremely high level of capital investment associated with such a large datacenter, strong emphasis was placed on finding the 'ideal' site.

Kemper System

Kemper System, a German-based manufacturer of Kemperol, a liquid resin based waterproofing and surfacing system, sought to establish a North American-based production headquarters to increase its competitiveness in the U.S. market. Location, specifically market access, was crucial in their site location decision as Kemper desired to significantly shorten the 8-week lead time to ship product from Europe to the United States.

Galvstar

Galvstar will build a continuous coating line to galvanize steel for the construction and building materials industry. The line will produce 200,000 tons per year of a corrosive resistant product called Galfan, which is only available outside North America prior to Galvstar’s start up. The company has signed a lease to occupy 120,000 square feet of space at the former American Axle facility on East Delavan in the City of Buffalo. The first phase of the project will create 55 new jobs within the first year and invest $24.9 million into the facility. The company is committed to hiring residents of the East Delavan and Grider Community and to hiring the laid off workers of the shut-down Arcelor Mittal facility. Galvstar chose the Buffalo Niagara region after considering locating their new facility in Hamilton, ON or Detroit, MI. The decision to locate in Western New York was based on Buffalo Niagara’s proximity to the major U.S. and Canadian markets with convenient access to raw material supply and to a pre-existing customer base of Galfan that until now has had to be imported from overseas. Galvstar anticipates the start up of their operation in the 2nd quarter of 2011.

Executive AirShare

Based in Kansas City, Missouri, Executive AirShare, the world’s leading operator of Embraer Phenom jet aircraft, launched its unique regional fractional aircraft ownership program in 2001, with pilots and aircraft based in the same cities as their owners. Shareowners fly in their own aircraft the majority of the time, with aircraft available on a per-day basis, ensuring a service that most closely replicates that of full ownership at a fraction of the cost and without the management responsibilities.

The company wanted to expand into the northeast and east coast markets, and do so in a location that was cost effective and would enable them to retain executive level management and recruit new employees.

Econ-O-Pac

Econ-O-Pac is a Canadian plastic packager whose major customers include many large breakfast cereal and snack food manufacturers in the United States. Buffalo Niagara Enterprise (BNE) began working with the company after receiving the lead from our partners at the Canadian Consulate. The major driver for Econ-O-Pac’s expansion in the United States was its goal of increasing US sales by suppressing the negative perception that it is an “outsider” in the industry given its Canadian roots. Although 50% of the company’s sales are in the US, there was plenty of work to be done by BNE and its partners to assist Econ-O-Pac’s expansion.

Greenpac

BNE personnel first met with Norampac officials in 2005 to discuss the possibility of an expansion in the Buffalo Niagara region. The project hibernated, and wasn’t rekindled until the 2008 New York-Quebec Economic Summit in Montreal. It was there that an entirely new crew of BNE and Norampac representatives discussed the company’s desire to build a new facility that would construct new corrugated box products from recycled fibers. With 43 operating units throughout the world the company could have sited this project anywhere, and engaged a global site selection consultant to conduct a worldwide search.

Maplevale Farms Inc.

Maplevale Farms – suppliers to the food service industry – had recently built a 30,000 square foot addition to their warehouse in Clymer, NY. On December 15, 2010, a portion of the roof of the Maplevale Farms warehouse collapsed under 7 feet of snow. They had to immediately find new facilities for their entire operation. The main warehouse containing dry goods, along with their entire freezer and cooler warehousing were declared unusable by their insurance carrier.

SKF Aeroengine North America/Heat Treat Building

In 2008, SKF Aeroengine, a division of the SKF Group in Sweden that is headquartered in Jamestown, NY, proposed a new world class, heat treat facility for its North American operations. SKF Aeroengine is a world leading manufacturer of complex bearing assemblies for commercial and military jet aircraft and helicopters

REM-tronics Inc.

In 2006, REM-tronics Inc. began discussions with the County of Chautauqua Industrial Development Agency (CCIDA) regarding construction of a new facility to update their image for the aerospace, space, medical, and military industries, while enhancing their manufacturing capacity of their electronic components and assemblies

Strong Museum of Play

The Strong National Museum of Play is now the second largest children's museum in the country after construction of a 104,000 sq. feet addition. This project was accompanied by the renovation of 38,000 sq. feet of existing museum space.

Castle Office Group

Upstate New York’s largest hospital-affiliated ambulatory surgery center, the University of Rochester Medical Center Surgery Center features 10 operating suites and three procedure rooms equipped with advanced technology for optimal care, and spacious facilities for enhanced comfort and privacy for patients and families.

Polyshot Corporation

Founded in 1989, Polyshot Corporation is a manufacturer of runnerless molding systems for the injection molding industry.  This "hot runner system" means that the plastic parts do not have to be connected by a plastic runner or "tree," much like how parts are packaged in a model-car kit.  This system enables a manufacturer to save money by eliminating plastic waste.  Polyshot holds multiple patents and is one of only a few companies worldwide that manufacture this type of system.

The County of Monroe Industrial Development Agency first assisted Polyshot in 2000, when the company constructed a 13,000 square foot manufacturing plant at the RIT Business and Technology Park.  Since that time, employment has more than doubled and the company had outgrown its existing space.

Pathfinders Engineers and Architects LLP

Formed in 1998, Pathfinders Engineers and Architects LLP provides sustainable design in mechanical, electrical, plumbing, structural and energy engineering as well as facilities architecture for clients in both the private and public sectors.  Over the past 11 years, the company has grown to a staff of 30 engineers, architects and designers, including 14 LEED Accredited Professionals and had outgrown its existing location in a suburb of Rochester, New York.

United Memorial Medical Center, Batavia, NY

After a merger of two Batavia hospitals, Genesee Memorial and St Jerome’s, United Memorial Medical Center (UMMC) was formed. The new single entity needed to demolish an outdated facility while improving existing facilities. The hospital had been losing money but sorely needed renovations to become profitable and serve the residents of Genesee County.

Dr. Bruce A. Holm Upstate MedTech Centre

Genesee County, nestled between Buffalo and Rochester, had failed to capitalize on opportunities in the emerging Life Sciences field despite the fact it is located in a region that ranks 8th nationally in Medical Equipment and Supply manufacturing and 11th nationally in Pharmaceutical Manufacturing. In addition, the county’s hospital, United Memorial Medical Center (UMMC) and Genesee Community College (GCC) were both pressed for state of the art facilities to support UMMC’s Physical Therapy Program and GCC’s Nursing Program.

Eagle Mountain - Center for Green Technology

Eagle Mountain has nearly 30 years of experience integrating alternative energy sources into houses and small commercial buildings. Its line of engineered green heating, cooling and hot water solutions offer environmentally sound, cost-efficient, affordable alternatives to conventional HVAC techniques.

The company constructed a 20,000-square-foot Center for Green Technology facility on 100 acres in Bristol Valley, in Bristol, NY, across the street from Eagle Mountain’s headquarters. The energy-efficient, energy-generating facility will use 65 percent less energy than a traditional building of its size.

Eagle Mountain plans to add 15 employees to its current workforce of 20. Some workers will stay in the original building, running a separate business that installs Eagle Mountain’s energy systems. The design and manufacture of these systems will move into the new building. Plus, there is room to expand—including classrooms the company will use to educate the public on what it means to be energy efficient.

Zotos International Expansion

Based in Geneva, N.Y., Zotos International is a professional beauty products company that manufactures and markets a full range of hair-care, hair-texture and hair-color products. It is a wholly owned subsidiary of Shiseido, one of Japan’s largest cosmetics and beauty companies.

Zotos International’s plant in Geneva employs approximately 300 people, producing salon products and related packaging. In early 2009, Zotos sought financial assistance for an expansion project at its Geneva plant that would bring additional manufacturing capacity in-house, allowing the company to in-source its aerosol and plastic bottle blow-molding production facilities.

Hartmann’s Old World Sausage Expansion

In 2008, Hartmann’s Old World Sausage, a high-quality specialty sausage maker whose products are sold locally at Wegmans Food Markets and through the company’s website, www.hartmannssausage.com, was outgrowing its facility and searching for a larger space for production.

Nothnagle Realtors - Relocation to Downtown Rochester

Nothnagle REALTORs, headquartered in Monroe County,New York, is a full-service real estate company with over $1 billion in annual sales. In the most recent Top 100 report issued by REALTOR Magazine, Nothnagle was ranked the 33rd largest broker in the country.

In 2009 Nothnagle purchased a long vacant historic building to serve as the new headquarters for Nothnagle Realtors and Allstate Nothnagle Insurance Agency. The $4 Million project turned a 1920's-era vacant building into a sleek and modern Class A office building.

Completed in 2011, the project serves as an anchor development for the historic Cascade District neighborhood located at the western gateway of Rochester's central business district.

Studco Building Systems

In 2005, Studco Building Systems, an Australian manufacturer of steel framing systems, opened a US operation inMonroe County, New York. As the company's products continued to gain favor with architects and builders, demand exceeded capacity at their original location, and a new 34,850 manufacturing facility was constructed in 2010.

Midtown Rising/Windstream Offices

Midtown Rising is positioning Rochester, New York for its future by boldly shaping the rebirth of the downtown core through major public and private investment, job creation, and infrastructure development. This $122 million redevelopment of the 9-acre former Midtown Plaza, located at the heart of the Center City, into a mixed-use focal point will attract a critical mass of residents and 24/7 amenities that contribute to a vibrant live-work environment.

The $19MM Windstream project is the first private development to take hold on the Midtown Rising site. The shell of the former Seneca Building was preserved during the now-complete demolition of the six (6) Midtown Plaza structures. The Pike Development Company will develop and own the 109,000 square foot, three-story structure.

Bosco and Geers Food Market Expansion

Bosco and Geers Food Market is a family-owned, full-service, retail grocery store in the city of Oswego which features a deli, bakery hot foods, meats, fresh produce and specialty items such as their "famous Italian sausage" based on a family recipe. The store, which opened in 1962, was sold by owners Joseph and Barbara Bosco to their children Theresa, Joseph and John in 1992, and has seen steady sales growth for the past several years. For the past three years, gross sales have been more than $2.4 million.

Anaren Microwave, Inc.

Anaren Microwave, Inc. was founded in 1967 to provide military microwave components for US electronic warfare systems. Over the years, the Company has expanded its product offerings in the defense market as well as the commercial wireless communications market. The company operates three facilities, the biggest located in the Town of Dewitt with over 450 employees.

Revonate Manufacturing, Inc.

Revonate is a newly formed manufacturing entity established to undertake the re-manufacture of desktop computers, notebooks and other comparable products. The market for this product is primarily outside North America. Revonate negotiated an agreement with a large national vendor to re-manufacture monitors, projectors and notebooks for one of the three largest computer companies in the world.

Ultra Dairy, LLC

Ultra Dairy, LLC, operates an Extended Shelf Life dairy processing and packaging facility in the Town of Dewitt. The facility has the capacity to process approximately 3,200 gallons per hour and package processed dairy products in gallon, half gallon and individual creamer packaging.

Allred & Associates, Inc.

Allred & Associates is an engineering/design, research and development and manufacturing firm. The company, located in Elbridge, New York, has several distinct business lines and products, including medical device consulting, production of wood carving machines and custom engineering and manufacture of carbon fiber laminates.

Tessy Plastics Corporation

Tessy Plastics Corporation is a local company that provides precision custom injection molding services. The company began in 1973 and has three manufacturing sites: Elbridge, New York; Lynchburg, Virginia; and Shanghai, China. Tessy Plastics first approached the Onondaga County IDA for assistance in 2000. Since then, OCIDA has assisted the company on other projects.

Welch Allyn, Inc.

Welch Allyn, Inc. is a leading global manufacturer of medical diagnostic instruments, whose headquarters is located in Skaneateles, New York. The company employs 1,125 employs in its Central New York location. In 2008, the company announced that it planned to construct a Silver, LEED certified 124,000 sq feet expansion to its manufacturing space and renovate approximately 50,000 sq ft of existing space.

Oneida Lake Ready-Mix, LLC

Oneida Lake Ready-Mix is a new company located in the town of West Monroe in Oswego County that will specialize in the production of concrete for commericial and residential use, as well as heavy equipment repairs and sales.

Plastisol Composites

Plastisol-Composites is the American subsidiary of Plastisol BV, the Dutch world market leader in composite bodies for fire fighting and other resue verhicles. Plastisol-Composites was founded in 2006 in Groton, New York, and is exploring further the American market, building on more than 30 years of experience and knowledge by Plastisol BV.

The Groton-based plant manufactures composite firetruck bodies.

CVS Distribution Center

Construction of a 751,000 sq.ft. , $100 million, 600 employee distribution center on 150 acres in the Town of Chemung, NY. 18 month site search, "Project Avalon", led by The Staubach Group, later Jones Lang LaSalle. Over 800 sites submitted from 8 northeastern states. The "White Wagon Road Site" was pre-permitted with assistance from Empire State Development's "Build NOW NY" Program. Bergmann Associates, the project engineer, coordinated Generic Environmental Impact Study to have the rural property re-zoned industrial.

Sikorsky Military Completions Center Headquarters

The development of administrative headquarters for Sikorsky's International and Military Completions business, including a customer delivery center and manufacturing space for military aircraft. 100,000 sq.ft , including 60,000 sq.ft. of hangar space and 40,000 sq.ft. of offices and training facilities on 14 cares at the Elmira Corning regional Airport.

DeMet's Candy Company

Demet's Candy Company, of Connecticut acquired the Turtle brand candy from Nestle in 2007, along with a manufacturing facility in Scarborough, Ontario, Canada. The company, through a site consultant firm conducted a northeast search (NY, NJ, PA, CT, MA, etc.) to relocate the business into a more efficient and less costing food processing facility. The company selected a 17 acre parcel in the Airport Corporate Park (Build NOW NY), Big Flats , NY to construct a 100,000 sq.ft. facility. To date 250 new jobs have been created

Charles Street Business Park

Emerson Network Power's Surge Protection Global Headquarters anchors the Charles Street Business Park in Binghamton, New York. Charles Street is a 32 acre state-of the-art urban technology park on the City's west side. There are several 5-6 acre sites available. The park is located in a Federal HUBZone.

Twin River Commons

Newman Development, a prominent Greater Binghamton based developer, is near completion of a $20 million, 200,000 square feet student living center in downtown Binghamton. This state-of-the-art development offers 127 units (371 beds) and the latest amenities including in-room washers and dryers, a fitness center, a computer lab, and social area. The project is the most significant private investment in the City of Binghamton in more than two decades.

Albany Park South Urban Renewal Plan

Park South, a nine-block area between University Heights and Washington Park, is an Urban Renewal Area which was designated by the City of Albany, NY, less than three years ago.  This particular project, 16 New Scotland Avenue, required assembling properties to allow for a 50,000 square foot mixed-use building that would be a catalytic project for other distressed neighborhoods.

Training and Education Center for Semi-Conductor Manufacturing and Alternative and Renewable Technologies (TEC-SMART)

In response to the increasing demand for a highly-skilled workforce for the growing semiconductor manufacturing and renewable energy industries, a state-of-the-art education facility, TEC-SMART, will break ground on March 11, 2009, at the Saratoga Technology + Energy Park in Malta, NY.

UltrePET, LLC

UltrePET, LLC currently operates a capital intensive recycling process that converts post-consumer polyethlylene terepthalate (PET) bales, shred and dirty regrind into clean flake and resin products that UltrePET then sells throughout the U.S. and internationally. The firm is undertaking a $2.5 million project to acquire and install a new extrusion system at its facility on Fuller Road.

Delmar Place: A 94-unit Assisted Living Facility

The developers of Delmar Place chose to construct a facility that not only provides its residents with the comforts of home, but also provides state-of-the-art energy efficiency technologies. They partnered with the New York State Energy Research and Development Authority (NYSERDA) to achieve their goals.

GLOBALFOUNDRIES Fab 2

$4.2 Billion dollar leading-edge semiconductor manufacturing facility located at the Luther Forest Technology Campus in Saratoga County, NY. Construction of the facility is expected to require approximately 5 million man hours, supporting over 1,600 jobs and with the potential for an additional 2,700 jobs through economic multipliers. The project will create approx 1,400 new direct semiconductor manufacturing jobs once full scale production is achieved, with an average annual salary of $60,000 and an estimated annual payroll of more than $88 million. The project is expected to create an additional 5,000 indirect jobs in the region with a sustained estimated total payroll for both direct and indirect jobs of $290 million dollars per year.

Watervliet Innovation Center

Founded by the Center for Economic Growth (CEG), the Watervliet Innovation Center is a state-of-the-art technology and business accelerator focused on the rapid growth of emerging homeland and national security technology companies.  In support of this mission, the Center is within the Watervliet Arsenal campus, co-located with the US Army's Benét Labs and an Army Material Command (AMC) manufacturing center.

It provides a “demand-pull infrastructure,” where client companies, both resident and affiliate, gain visibility into the technology needs of the industry through a national network of academic, industrial, and government stakeholders.  The Center helps companies strategically align technology development efforts with the needs of their security and defense customers, enhancing opportunities for joint venturing, financing, and market acceptance.

ShopRite Grocery Store

ShopRite is constructing a 65,000 square foot grocery store on Central Avenue in Albany, bringing 400 new jobs to the Capital Region. The store is the second of 8 locations planned for the Capital Region as this Rhode Island based grocery cooperative continues to build in-roads into upstate New York. The store will include grocery delivery service, a on-site dietician, pharmacy. Plans for the new grocery store included the razing of an outdated OTB facility, along with the construction of the brand new Clubhouse Race Book and 711 Sports Grill, removing an eyesore of a building and installing the business in a brand-new state of the art, family friendly facility.

GLOBALFOUNDRIES Fab 8

GLOBALFOUNDRIES is a $4.6 Billion dollar leading-edge semiconductor manufacturing facility located at the Luther Forest Technology Campus in Saratoga County, NY. This project represents the largest industrial investment in New York State.

Construction of the facility required approximately 6 million man hours, 1,800 construction workers on site with approximately 2,800 additional jobs supporting construction for a total of 4,600 jobs created. The project will create approx 1,655 new direct semiconductor manufacturing jobs once full scale production is achieved, with an estimated annual payroll of approximately $90 million. The project is expected to create an additional 5,000 indirect jobs in the region with a sustained estimated total payroll for both direct and indirect jobs of $290 million dollars per year.

Aeon Nexus

Aeon Nexus Corporation, headquartered in Washington DC, is technology based consulting firm providing procurement/spend management services. The company needed a branch location in the northeast U.S. capable of meeting rigorous telecom and IT requirements, to service its multi-national clients and capture new business in the Northeast. The company wanted to locate in a smaller metro area that would provide affordability and easy access to key northeast markets; while delivering a high quality of life for relocating executives and to attract key "knowledge worker" talent in the future.

AngioDynamics Headquarters Relocation & Expansion

Angio Dynamics began operations in Queensbury NY in 1988 and built a state of the art facility at the Airport Industrial Park in 1992. By March 2010, medical device manufacturer determined that to meet new product development demands and expand it's multinational presence, it should move administration and research & development to a site closer to research partners; medical research sites and to an international airport.

Tribune Media Services Retention/Expansion

In 2006, Tribune Media Services Inc., with headquarters in Chicago, initiated a site search to locate property capable of housing new offices for their operations. TMS had recently completed a merger with a competitor in the Glens Falls area, and were seeking a long term solution to consolidate operations and increase efficiencies. TMS and their new acquisition were operating out of two older buildings in the area on opposite sides of the community. Corporate was actively looking at sites to merge these operations both outside of the Capital District region and outside of NYS.

Honest Weight Food Co-op is constructing a new, larger store.

Noble Environmental Power

Noble Environmental Power worked with the County of Clinton IDA and The Development Corporation to establish PILOT agreements for its three Wind Turbine projects. The company successfully broke ground in June 2007.  The projects created hundreds of construction and permanent jobs, compensated the host communities and the taxing jurisdictions well and brought renewable energy to North Country residents.

Morris Hatchery, Inc.

Morris Hatchery, Inc. a poultry/game egg hatching business located in Florida, Morris wanted to expand its business to take advantage of the Canadian Market.

Great Lakes Cheese of New York, Inc., Adams, NY

Great Lakes Cheese wanted to expand its existing facility located in Adams, NY. The building project involved two phases of construction resulting in a state-of-the-art cheese processing plant which will more than double the former plant's production capacity. Total project cost: $86 Million.

Watertown Family YMCA - Childcare Center

Over a 3 year n, two child care needs assessments , commissioned by a social service agency and the other by two major employers, were completed. Both concluded there was a great need for more childcare spaces, as well as higher quality childcare, off hour childcare and 'sick child' care. In 2009, the Watertown Family YMCA, found a suitable building and proposed opening a licensed full day care facility. The facility will have the capacity for 100 children. The Child Care Center will offer care in Year 1 during regular working hours and move to second shift should there be demand by Year 2.

Rushton Place, LLC

Rushton Place LLC's purchase (from "Grasse River Heritage Area Development") of the former Gray Lanes building in the Village of Canton provided an opportunity to renovate and rehabilitate the long-vacant, historic building.

EJ Noble Hospital of Gouverneur

EJ Noble Hospital opened in 1952. It underwent limited renovations to its Obstetrics, Emergency and Radiology departments in 1988. The Federal Government designated Edward John Noble Hospital as a "sole community" provider in 1992. In essence, there is no other hospital within a 35-mile radius, and the inconvenience of not having an appropriate hospital presence within this encatchment area places a severe economic challenge to both the community and to the 243 FTE employees of the hospital. EJ Noble Hospital is the second largest employer in the Greater Gouverneur area.

Florelle Tissue Corp.

Florelle Tissue Corp., a Canadian-based manufacturer of paper products desired a U.S manufacturing location for better access to the U.S. market. They were was attracted to the jefferson county Town of Brownvillw by an available facility and a welcoming economic development team, led by the Jefferson County IDA. The company will spend $3.5 million for the installation of new equipment and minor building renovations at the former Brownville Specialty Paper Products Inc. plant in Brownville. Within a year, the plant promises to have 50 employees and in three years, add a second shift to get to 75 employees, so the plant will run 24 hours per day, five or six days per week. The company has secured Empire Zone benefits, which include a 75 percent property tax rebate, and has been promised about $600,000 in grants and $925,000 in loans, including:

■ A $350,000 loan from the Jefferson County Industrial Development Agency.

■ A $250,000 grant from the state Office of Community Renewal’s Community Development Block Grant program.

■ A $250,000 grant from the state’s Empire State Development Corp., which requires the company to have 75 employees after three years.

■ A $250,000 loan from the Development Authority of the North Country.

■ A $200,000 loan from the Adirondack Economic Development Corp.

■ A $125,000 loan from the North Country Alliance.

■ A $100,000 grant from the Jefferson County Local Development Corp.

The New York Power Authority has promised low-cost power and National Grid, via its Empire Zone Rider, will provided deep discounts on electric delivery.

Fujitsu Expands in Plattsburgh, NY

FFNA, a leading provider of IT-based business solutions, was investigating ways to improve logistics processes and quality management for retail clients in North America. As part of the Fujitsu Group, FFNA ties people and IT together through the development, manufacture and sale of front-end technology such as ATMs, operation branch terminals, point of sale (POS) and public display devices.

APG-Neuros

APG-Neuros is a joint-venture technology development company formed by Quebec-based Aviation and Power Group (APG) and South Korea-based Neuros Company. The company manufactures high-efficiency "green-tech" industrial turbo blowers which are applied in industrial aeration processes and most commonly used in municipal waste-water treatment systems. The company was targeting the U.S. - the largest environmental and water treatment market in the world - and was looking for a site location in North America to house their new production facility.
