Emerson Network Power's Surge Protection Global Headquarters anchors the Charles Street Business Park in Binghamton, New York. Charles Street is a 32 acre state-of the-art urban technology park on the City's west side. There are several 5-6 acre sites available. The park is located in a Federal HUBZone.
Emerson Network Power's Surge Protection was seeking a location for a new world headquarters. Binghamton was in competition with sites from at least 2 other states and Mexico. Many of the workers for the new HQ were already in Binghamton. We needed to find a site and a solid package of incentives for the company.
In partnership with Empire State Development (ESD), the City of Binghamton and the Broome County IDA we created the Charles Street Business Park. Together ESD and the Broome County IDA put $2 million in infrastructure investment into the park. Emerson agreed to invest nearly $10 million in a 40,000 sf headquarters. The company kept nearly 70 high-technology people in the region. The park represents the successful repurposing of an abandoned industrial site preserving green space. Employees are in the City with close proximity to many amenities.
